Brownfield Redevelopment

  • Site Identification and Economic Incentive Packaging
    Our staff tracks brownfield and infill sites with reuse potential in areas that offer economic incentives. We often know about available sites before they appear in conventional real estate listings. We work with government and community development partners to create new incentives and end users for redevelopment sites in targeted areas.

  • Site Assessment and Pre-Development Problem Solving
    Brownfield experts from the Delta Redevelopment Institute have years of hands-on experience managing environmental assessments and solving environmental and title problems that take time, patience and expertise to resolve. We can also assist developers in navigating and implementing new green building requirements.

  • Site Control
    As a non-profit, we can take more risks on brownfield projects than many for-profit developers. We take title to properties, manage clean-ups, and secure economic incentives in advance of redevelopment.

Economic Development Planning and Project Management

Sites in low-income areas may need additional planning, capacity building or other front-end work to create new economic incentives or end users. The Delta Redevelopment Institute works with community development partners to develop land use plans and strategies for sustainable redevelopment of a commercial or industrial corridor or to spearhead the redevelopment of specific sites. Pre-Development Funding

Using its own funds, the Delta Redevelopment Institute provides pre-development equity, loans, and technical assistance to selected redevelopment projects and leverages additional pre-development funding as needed. Forgivable loans for pre-development and technical assistance are provided to projects that are candidates for financing by the Delta Redevelopment Funds, using capital leveraged by New Markets Tax Credits.

Project Financing

The Delta Redevelopment Institute is a partner in creating a new flexible source of financing for redevelopment projects and environmentally friendly businesses in low-income communities in Illinois, Wisconsin and Indiana. Tools and Policy Initiatives

In addition to providing site-specific project assistance, the Delta Redevelopment Institute is committed to developing new legislation and financing tools for brownfield and urban redevelopment.
